Developer Removing Blight in St. Joe

One of the largest new buildable lots in the Southtown neighborhood of St. Joseph will soon be cleared and ready for new owners thanks to St. Joseph Real Estate Broker & Developer Michael Lirones. Lirones has demolition crews ready to remove a blighted, old, dilapidated home behind the recently upgraded and improved Econo Lodge just off of Niles Avenue.

Lirones is a long time St. Joseph resident who grew up in a neighborhood not too far from the site of today's planned demolition of a single-story home that is a stone's throw from major new projects such as the forthcoming new Honor Credit Union Branch and the major new Lakeland Health Pavilion expansion in St. Joseph. 

The heavy equipment arrived on the scene this morning ready for a noon start on demolition of the roughly 1,800 square foot home in the 800 block of Columbia Avenue just off of Niles Avenue that has been vacant for the past four to five years. 

Lirones says that the site offers several options for either re-sale to a potential home owner, or as a developer he could do a build to suit project for somebody. While the property is zoned as a residential property, it sits on the periphery of the Econo Lodge motel and also has a commercial building behind it on Highland Avenue. He's currently working out issues regarding a separate garage on the site that had been used by former owners of the motel property.

Lirones is just happy to contribute to the ongoing attempt to eliminate blight in the City of St. Joseph, especially in light of the neighboring commercial upgrades for the hospital, motel and credit union properties.

Berrien County officials are correcting this story to indicate that the property is being demolished by the Berrien County Treasurer's office as part of a foreclosure deal.  Here's what they report:

"The Berrien County Treasurer's Office is demolishing the building in St. Joseph as part of a tax foreclosure. The developer is NOT the one demolishing the building. 

The developer has absolutely nothing to do with the demolition.

The developer purchased the parcel at the tax foreclosure auction, in September, knowing the County's Treasurer Office would be demolishing the building. 

As a matter of fact, the next day, the developer had the parcel loaded to realtor.com as an 'upcoming vacant lot.' Just wanted to clear this up."

The Treasurer's office also dispatched an employee to erect a sign stating that the demolition is compliments of the Berrien County Treasurer."
