Bigger Homes Sought at Harbor Shores

At least two potential homeowners in the Fairways neighborhood at Harbor Shores want the ability to build larger homes in the near future and the St. Joseph City Commission will take up their request at tonight's meeting at St. Joseph City Hall. 

Harbor Shores Construction Manager Bob McFeeter is seeking consolidation of Lots 11, 12 and 13 along Golden Bear Court off of M-63 into two buildable lots to accommodate the requests from two clients for homes there who have both signed contracts subject to being allowed to increase the lot size in order to accommodate larger homes on those sites. 

McFeeter and Evergreen Real Estate Agent Kerry Wright both appeared before the St. Joseph Planning Commission on August 4th to detail the planned consolidation and request approval of an amendment to the subdivision's Planned Unit Development. The request is not without precedent, inasmuch as it virtually mirrors the first such amendment made in 2009 when Lots 1, 2 and 3 were consolidated into two buildable lots to accommodate larger homes. The Fairways neighborhood plan at that point was reduced from 30 residential lots to 29. 

Another PUD amendment earlier this year authorizing conversion of lots 9 and 10 in the subdivision to non-residential use in order to make way for a recreation area including a pool, pool house and playground for residents in the development dropped the number of buildable lots to 27. This action will lower the number to 26 if approved by City Commissioners.

After hearing the requests from Harbor Shores officials earlier this month, the Planning Commission voted 8-to-0 to recommend approval to the City Commission, and they take up the issue tonight. No public comments were shared at the planning commission meeting, and no comments have been delivered since that authorization. 

Lots 11, 12 and 13 currently range in size from 8,405 to 8,657 square feet with between 70 and 77.53 feet of frontage on Golden Bear Court, the only roadway in the subdivision. The two proposed new building lots would range in size between 12,781 and 12,786 square feet and have a lot width of between 109.95 and 115.10 feet. 

The Fairways neighborhood currently has seven occupied homes and two are under construction. A number of the other lots are also sold, but not yet under construction. 

The success of all Harbor Shores neighborhoods continues to set a strong pace with dwindling inventory in the Hideaway Cottages along the Paw Paw River, the Trailside Cottages and Enclave neighborhoods along Klock Road, the Harbor Village coming online soon alongside the Inn at Harbor Shores, and the Champions Village Golf Villas alongside the Jack Nicklaus Signature Golf Course club house.
