City of Dowagiac Looking to Sell Two Properties for Re-development

Dowagiac is looking for creative ideas from people who have some money to invest in that city.  City government has put out a Request for Proposals on two parcels–one a former school building and another a vacant piece of property downtown.  Here’s the statement from city officials:

The City of Dowagiac currently has two exciting new opportunities for development in the city.

One of them is the former Lincoln Elementary School building on Division Street.   This is a priority redevelopment project and has lots of exciting possibilities for new residential units with a possible mix of commercial in the same building.  The school is now owned by the city and has lots of incentives for development including up to $300,000 worth of Brownfield tax credits and upwards of $600,000 worth of grant dollars through the Michigan Economic Development Corporation.

The other exciting project is along Pennsylvania Avenue in Dowagiac’s beautiful downtown alongside the Snow Building.   This land is also city-owned and a clean slate ripe for residential development.  There is a flexible housing overlay in place which opens the possibilities for many unique types of homes with all the amenities of a downtown-feel.

Deadline for all proposals is 5 pm on February 21, 2022.
