Southwest Michigan home sales dip in July, prices remain near record highs

Southwest Michigan’s housing market saw mixed results in July 2025, with sales edging up from June but falling 12 percent compared to July 2024. A total of 264 homes were sold in July, down from 299 a year earlier. Year-to-date, sales were up 2 percent, with 1,549 homes sold compared to 1,516 during the same period last year.

Inventory grew 9 percent year-over-year, with 1,014 homes on the market at the end of July, representing a 6.0-month supply—up from 4.9 months in June. This is still well below the 3,821 homes available in July 2010.

The average selling price in July rose 10 percent to $424,997 from $387,290 a year earlier, though it fell slightly from June’s record $430,096. Year-to-date, the average price increased 15 percent to $418,170. The median price climbed 8 percent year-over-year to $318,500, with a 7 percent year-to-date gain to $290,000.

Lower July prices compared to June contributed to a 3 percent decline in total monthly dollar volume to $112.2 million. Year-to-date dollar volume rose 18 percent to $647.7 million.

Foreclosures made up 3 percent of July transactions, matching June’s level, with eight bank-owned properties sold. Mortgage rates averaged 6.72 percent for a 30-year fixed loan, down slightly from 6.77 percent in June.

Figures cover sales in Allegan, Berrien, Cass, and the western two-thirds of Van Buren counties.
