A residential homesite development on the west side of Berrien Springs is being reintroduced to the market, with more than two dozen building lots now available after several years with little public marketing.
Brian Savage of Keller Williams Realty Southwest Michigan has been selected as the listing agent and brokerage to lead sales at Peach Ridge, a semi-rural subdivision located in Oronoko Township.
Originally established in 2005 by longtime fruit grower Kenneth Stover, the development sits along Hinchman and Garr roads, about a mile off M-139. The neighborhood overlooks orchards operated by the Stover family and sits near the popular farm and U-pick operation known locally as Stover’s U‑Pick.
In total, 28 homesites are currently available, with lot sizes ranging from about one-half acre to one acre. Prices are expected to start at $37,000.
Savage says the renewed marketing effort comes as many buyers are increasingly considering building homes due to limited existing housing inventory.
“The need for more housing inventory is leading more buyers to consider building,” Savage said. “The roads are in place, the homesites are large, and the location is superb.”
Peach Ridge was originally planned in phases. Phase One included 35 homesites, most of which have been sold over time, with five lots remaining. A second phase added additional parcels, although those lots were not actively marketed in recent years and remained largely off the radar for potential buyers.
Lots in the subdivision do not include a homeowners association, and buyers may choose their own builder, according to listing information.
The development is said to reflect the Stover family’s long agricultural legacy in the Berrien Springs area. Their orchards and farm market have been a familiar presence in the countryside for generations.
“We hope people will discover Peach Ridge and learn to love this area as much as we do,” Stover said.
