The Rienks Group (TRG) today released digital renderings of their proposed 100-unit mixed-use development in St. Joseph.
The developer says they are planning 32 luxury condominiums and 68 market-rate apartments in a project at the privately-owned former YWCA lot at 508 Pleasant Street and the city’s adjacent parking lot. A 157-car underground parking garage is also part of the plan, designed to alleviate downtown parking challenges, especially during peak tourist seasons.

As Moody on the Market has previously reported, St. Joseph city commissioners have already unanimously expressed conditional support for the concept and approved a resolution stating as much.
The proposal also includes 12,000 square feet of retail space and plans for at least two new restaurants. A statement from TRG says the expansion is set to serve the increasing number of residents and visitors, complementing existing popular establishments which often face capacity issues during busy summer weekends.

In line with national trends favoring walkable, mixed-use communities, TRG’s initiative aims to expand housing choices, bolster local businesses, and inject renewed economic energy into downtown Saint Joseph. “Saint Joe doesn’t need to become something it’s not—it just needs to become more of what it’s always had the potential to be,” Rienks concluded. “This is about building on our heritage while opening doors to what’s next.”
Construction is anticipated to commence in early 2026, with a target completion date of summer 2028.
