
Southwest Michigan home sales in August 2025 reached their highest monthly total of the year, surpassing 300 properties for the first time, according to local real estate sales figures.
Data from the Southwestern Michigan Association of Realtors shows 314 homes were sold in August, down 5% from 329 sales a year earlier. Year-to-date, sales are up 1% compared with 2024.
The region’s housing inventory grew 4% year-over-year to 1,015 listings, representing a 6.2-month supply. That compares with 973 listings and a 6.0-month supply in August 2024. By contrast, August 2010 saw more than 3,700 homes available.
Prices continued to climb. The average selling price in August rose 8% to $417,616, though slightly below July’s $424,997. June remains the 2025 high at $430,096. Year-to-date, the average selling price is up 14%. Median prices also increased 7% to $320,000 compared with last August.
The region recorded $131.1 million in total dollar volume for August, up 3% year-over-year. Year-to-date, dollar volume has climbed 15% to $781.6 million.
Foreclosures remained rare, accounting for just 1% of transactions, with two bank-owned sales in August. Mortgage rates also eased, with the 30-year conventional rate averaging 5.69%, down from 6.72% in July and 6.35% a year earlier.
The Southwestern Michigan Association of Realtors cautioned that the data reflects overall regional trends across Allegan, Berrien, Cass, and the western two-thirds of Van Buren counties and should not be used to determine the value of an individual property.
