Home sales in Southwestern Michigan showed modest growth at the close of the 2025 peak selling season, with September sales up 3 percent compared to the same month last year. That’s according to the latest figures made available from the Southwestern Michigan Association of REALTORS.
According to the survey, selling prices continue to climb, reaching record highs for the year. The average selling price in September rose 15 percent to $459,203 from $400,535 in September 2024, while the median price increased 11 percent to $315,000. Year-to-date, average prices are up 14 percent, and median prices have grown 9 percent. A total of 304 homes sold last month, slightly down from August’s record 314 sales.
The total dollar volume of sales in September reached $101.7 million, an 8 percent increase from the previous year, with year-to-date volume up 3 percent to $784.4 million. Inventory remains tight, with 990 homes for sale, slightly below last year’s 998, resulting in a 5.9-month supply. For comparison, in September 2010 there were 3,574 homes for sale for a 17.3-month supply.
Foreclosed or bank-owned homes accounted for just 1 percent of September sales, unchanged from August. Mortgage rates for a 30-year conventional loan rose to 6.30 percent, up from 5.69 percent in August.
The data reflects home sales across Allegan, Berrien, Cass, and the westerly two-thirds of Van Buren counties.
